Listing your Home or Property with Fee Simple Realty is so simple. Just Print out the required forms for your property type. Fill out the forms completely and accurately. Sign them and mail, fax, or e-mail them to us. Once we recieve your forms, Fee Simple Realty will contact you to confirm your information and enter your property into the Realtor MLS usually within 24 hours.

Your Listing will then appear on the MLS, complete with Photo taken by the MLS or provided by you (jpeg only), until your property sells up to one year. After 24 to 48 hours your property will automatically made available to Professional Real Estate Websites (Realtor.com, ChicagoTribune.com, Homes.com, etc.) which will upload your property information directly to their sites. Each of these sites works on their own download schedule but usually online within the first week. Fee Simple Realty has no control over data feilds selected to be displayed by these sites or how long it takes them to display such information.

From there, Agents and Buyers will call you directly to schedule appointments. If a Buyer without an agent buys your home you pay no other fee or commissions. If a Buyer Represented buy an Agent wants to purchase your home, Their Agent will write up a purchase offer. We will then present that Offer to you and Professionally help you Develop, Negotiate and Present Counter Offers. Once an offer is accepted your Attorney will take it from there. At Closing the Buyer's Agent is compensated the predetermined Commission you Decide to Offer less a $150 Administration Charge paid to Fee Simple Realty. It's that simple! Basically all you will be doing is scheduling and arranging appointments, we even have lock boxes if you are not available for REALTOR showings.

Listing your property involves filling out 4 forms and being aware of your responsibilities as a seller as described in our Listing Agreement. Our low one time Listing Fee of $750 is payable upon the Listing of your propery. Payment can be made by check or all major credit cards. Sellers Responsibility

• Arrange appointments for showing with buyers or other realtors

  within 24 hours if you Sell to Your Own Buyer (i.e.- Pending / Closed / Canceled) Failure to Report Status Can Result in Fines from the MLS

The Cost

• $750 One Time Flat Fee
  this includes MLS Listing, Premium Internet Exposure, Illinois Law Mandated Offer/Counter OFfer Presentation and Negotiation and much, much more!
• If You sell Your Property on Your Own, YOU PAY NOTHING ELSE!
• If a Realtor brings you a qualified buyer, you pay them their predetermined commission usually 2% to 3% less a $150 Administration Fee to Fee Simple Realty

Fines

The Multiple Listing Service is very strict about their database. In order to keep it as up to date as possible we must keep the MLS updated with respect to property status. This means any contract which is accepted, contingent or not, must be reported within 24 hours of acceptance date, no exceptions. If you sell your home to your own buyer you must notify us immediately or be subject to fines charged by the MLS for failing to report property status in the specified time. Notification is very simple just give us a call or send us an email then fax over the signed sales contract when you accept an offer and then at closing fax us the RESPA (settlement statement), it's that simple.
